At John Robinson’s Inspection Group, every home inspection includes a free visual mold assessment.
We will perform a non-invasive examination of the home and look for conditions which are conducive to mold growth, such as moisture intrusion or any signs of previous water damage. We also look for any detectable signs of organic growth already present in the home.
Mold spores grow best in moist, dark areas, but can be found wherever organic material is available. Molds can grow on a large variety of surfaces including drywall, wallpaper, glass, and other building material. It can appear cotton-like or granular and can have a variety of colors like white, gray, brown, black, yellow, and green.
After identifying any apparent mold growth we will swab the area with a sterile swab in order to confirm whether or not the growth is microbial in nature or not. A swab sample can confirm the presence of fungal spores and the genus and species of the fungi if they are present.
After gathering air or surface samples from your property, we submit the samples to an accredited laboratory for analysis. The result is a comprehensive narrative style mold report to include the lab report that includes a full analysis of the mold found at the property. The lab report includes specific spore counts, specifications of genus and species and a mold glossary.
