I was lucky enough to have Andrew Powell inspect my home. He was very patient with me because I tend to ask a lot of questions. I've taken on a few fixer projects in the past and I wanted a good inspector who was knowledgeable and was also willing to talk things over with me while they were conducting the inspection. While some inspectors tend to complete inspections in isolation out of fear of being bludgeoned with questions, Andrew welcomed the questions and took the time to fully understand the concerns and explain potential causes and root issues of findings while conducting his review. At first he began to speak in layman's terms without a lot of jargon to make his explanation easy to understand and when I began to peel the onion to get deeper insight he was able to really get in the weeds with multiple issues from plumbing to electrical to Ac issues. So whether you are a first time home buyer or a seasoned flipper he will cater to your needs to conduct a thoughtful inspection where you can buy with greater confidence.

I have referred John Robinson out to many clients. John has done an amazing job of building a top notch team from Jade, who runs the office, to the inspectors he hires and trains.

My favorite inspector, Matt Rasmussen, goes above and beyond. He shows up on time, is well spoken, patient, easy to understand and extremely knowledgeable. After Matt completes his inspection he will walk you through the home and point out the items he found. If you are unable to attend the inspection Matt will call to provide you details of issue or you can call him. Matt is always available to answer questions for you and he is able to explain things to those both knowledgeable in construction/home repairs and those who are first time home buyers with little to no knowledge construction/home repairs.

The inspections are extremely thorough that include photos, scope of work for each section of the report, severity of issues. They use infrared to check moisture and will also include videos of issues when relevant. The reports are next day but sometimes even the same day as the inspections. The reports can range in length, 70 to 110+ pages depending on number of issues) and are extremely thorough. The web interface they use for sharing their reports is excellent.

I can't tell you how many times I have seen inspections provided by sellers that were very limited however to an untrained buyer they think they don't need to do their own inspections and sometimes their agents either don't recommend they do so or don't explain the lack of completeness of the sellers inspections. My buyers have never been anything but grateful for using John Robinson. Their inspections are night and day above many other inspections companies. If you are a buyer, this is most likely the most money you will spend on any one purchase in your life, getting a thorough report so you can know the true condition of the home is well worth it. I have saved my clients $1000's sometimes $10,000's in credits based off inspections from John Robinson's team!

For sellers, using John Robinsons thorough inspections can also be a benefit. If you provide a thorough report and have the buyers sign it with any purchase agreement then it can help you avoid buyers later finding issues and wanting credit or repairs for them.
