What to Expect From Your Inspection

Whether you are buying, selling or maintaining your San Diego home, John Robinson’s Inspection Group provides professional and quality service from the moment you call us. Our licensed home inspectors will walk through your home with you and teach you as much as you want to learn. We strictly follow the Standards of Practice for home inspectors established by InterNACHI, the leading home inspection association.

After we walk through the home together, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, that will be delivered in HTML and/or PDF format. From that report, you’ll be able to see the items we discussed, with images for reference.

John Robinson's Inspection Group was an excellent choice for me. Miguel did the first inspection and at the end walked us through and pointed out the issues raising concern. But (Realtors Note:) he was not one to kill a sale. He explained what to look for in the way of cracks that were considered "normal " in SoCal and what he didn't want to see! As he couldn't access some areas due to them being locked and full of furniture, Matt returned ( for an additional fee) and checked those areas out. By then we had read the clearly written report that color coded items according to severity of concern and in addition to explaining his findings he also explained some findings noted in the report . I am a former realtor and this was the best written report I have ever seen.

We're in the process of buying a home and upon recommendation from our agent we hired John Robinson's Inspection Group to do the home inspection. Chad was our home inspector and he did a great job. He was super friendly, explained everything in detail during the walk-through, and the home inspection report turned out great.
This was a much better home inspection experience than what we've had when we purchased our first home.
As part of the inspection we also had a sewer line scope done and they sub-contracted with CSR Plumbing to do that. We've hired CRS Plumbing in the past and had a great experience with them, so that was another plus.

Our inspector from John Robinson was Curtis, and he was AMAZING! I feel so bad because I'm writing this review so late, but time got away from me. Curtis is not only super thorough, but he is also so nice. He took his time to answer all of our questions, and he saved us from making a really costly mistake on a house with a completely destroyed foundation. When we finally settled on a house, we made sure we had Curtis come back out and do a second inspection. His thorough inspection gave us the leveraging power to get the house at the price we needed to purchase, and he pointed out a handful of really scary safety issues we made sure to get fixed. We could not recommend Curtis more. We were so lucky to have him, and we would use him again for any house we would purchase.

We had Michael inspect the home we wanted to purchase and he was fantastic! He was so thorough, and caught a TON of potential issues that were completely missed on the inspection report that had been done previously by another company. Our plumber was so impressed by the report and said it was the most thorough inspection report he'd ever seen. I would highly recommend John Robinson's if you're looking to buy a home but want a heads up on the condition :)
